What You'll Do:

*

Individuals should have significant experience and understanding of Mechanical or Electrical Systems in Healthcare, Bio-Pharmaceutical, Higher Education, Public Facilities and Commercial Office;

*

The role will involve preparing and presenting estimates at various stages of design for mechanical or electrical systems using Skanska’s estimating systems;

*

High proficiency in Timberline, QuickPen, Excel, Word, Revit, BlueBeam, and Harrison Pricing Services is desired;

*

Strong communication (written/oral) skills to enable the individual to interface with owners, subcontractors and engineers on design choices and to obtain further expertise to facilitate decisions on Mechanical Systems;

*

A network of manufacturers and subcontractors in the region;

*

Minimum 15 years of experience in Mechanical or Electrical Systems Preconstruction.

Mechanical/Electrical Systems:

*

Participation in the Selection of Mechanical or Electrical Systems – including cost, constructability, maintenance, and energy efficiency advice;

*

Preparation of Conceptual Cost Models based upon metrics and benchmark data;

*

Preparing of Milestone Estimates including quantity survey and detailed pricing for all mechanical scope;

*

Understanding of scope and cost variances between milestone estimates;

*

Attending project Design meetings and workshops;

*

Review of Design Documents including drawings and specifications – including Document Completion studies, Clash Detection and Coordination Studies;

*

Assisting the Team in Managing to the Project Budget – including Target Value Design, Value Engineering;

*

Soliciting of project Specific Pricing from vendors and subcontractors;

*

Preparation of unit rate prices including materials, local labor agreements, equipment, general conditions, management labor and mark-ups;

*

Participating in Procurement Strategy planning;

*

Assisting our Operations team in the soliciting of subcontractor partners;

*

Reviewing and Reconciling Subcontractor estimates and budgets;

*

Supporting Project Teams on Commissioning and Start-Up.

As a Director in the LA or Bay Area Preconstruction group, this position will participate in the following tasks and duties, which may or may not be mechanical/electrical specific:

*

Support project pursuits and presentations;

*

Managing work efforts within agreed budgets;

*

Capturing lessons learned and benchmark data (both cost and metrics) from as built projects;

*

Participate in outside industry organizations;

*

Train and develop junior members of staff.

We're Looking For:

• Bachelor’s Degree – Construction Management, Engineering or equivalent;

• Minimum of 10 years of industry experience.
