Employer’s Agent /Building Surveyor

We work with a wide range of clients to manage their property portfolios, projects and transactions and due to our continuing success; Ridge and Partners are now looking for an experienced Employer’s Agent/ Building Surveyor to join our team in Winchester. The successful candidate will have a track record and experience with working on Residential Design and Build schemes and working closely with Residential Providers such as Housing Associations, Local Authorities and other housing providers.
Due to the broad client base at Ridge and Partners, and the nature of the team structure, there is scope for diversity in the type of work undertaken, giving possibilities for some Building Surveying duties to supplement the Employer’s Agent work.
We are framework partners to numerous successful Residential Providers and Housing Associations, and this provides a consistent work flow and a variety of scheme types for residential developments. Our residential projects include multi-million regeneration schemes, Developer led Section 106 projects, Client led developments and rural exception sites. Building surveying and work centres around projects including large industrial and commercial schemes, education establishments, Hospitals and small-scale retail works as well as assisting with Insurance repairs projects.
•Advise client and make recommendations for future appointment of other Consultants and monitor the performance of their duties and discharge of responsibilities
•Provide advice on Consultants Professional Indemnity Insurance
Design & Brief
•Co-ordinate with the other Consultants and prepare the Employer’s Requirements
•Advise client on produce guarantees and defects insurance
Reporting & Meetings
•Convene and chair all project meetings and lay down procedure for convening, chairing, attendance, function, frequency and responsibility for recording of minutes and their circulation with other information
•Prepare and maintain a master programme from concept to completion to record principle activities and identify critical dates
•Monitor/Comment on Contractors Construction Programme
•In conjunction with client’s legal advisors advise on the type and form of contract
•Prepare the Contract Documents and arrange execution of Contract Documents, Performance Bonds and Warranties
•Advise on cost studies of alternative designs and materials and ensure Contractor’s proposals meet client’s requirements
•Prepare tendering documents and negotiate price with selected contractor
•Check and authorise interim payments, final account and Consultants fees
•Assist client with audit information including schedules of accommodation /gross internal floor areas and other information such as life cycle cost calculation as and insurance re-build costings
•Check Contractors Proposals meet requirements of the Fire Officer and of Local Authority planning and other Statutory Approvals.
•Arrange hand-over, check and organise for all maintenance/ cleaning information, manuals, test certificates, guarantees and ‘as-built’ drawings and as installed diagrams
•Advise on the design, construction, maintenance, repair and refurbishment of all types of residential and commercial property
•Carry out building, condition and measured surveys
•Taking particulars on site, writing up specifications, obtaining estimates, planning maintenance programmes and administering contracts for maintenance work
•Analyse and report on building defects
•Prepare schedules of condition
Skills Required /What we need from you:
•Degree qualified (or to be qualifying soon) RICS approved
•Some relevant Employer’s Agent Housing Sector /residential Provider client focused work
•Previous Building Surveying experience would be highly desirable
As an Employer’s Agent/Building Surveyor, you will need to demonstrate the desire, drive and a real enthusiasm to progress with suitable qualifications, such as advancing your technical/professional qualifications. Ridge and Partners would support individuals with future studies particularly where these lead to becoming a Chartered Building Surveyor. This would be fully supported by the company via the national Ridge APC support process, and locally by the Winchester Building Surveying Team.
