This is an excellent opportunity to develop your career as part of a busy, multi-disciplinary, professional practice, which provides a full Property Management service. Urban Vision offers Property Management Consultancy services to a variety of clients, particularly in the Housing, Infrastructure Education and Leisure sectors. Responsible to the Building Surveying Manager, the successful candidate will provide a professional service to clients.

This role will be based primarily in our offices in Swinton. However, some travelling may be required to other Capita or client’s offices.

The Role

As our Electrical Surveyor you will be part of an ambitious, successful team providing our core client Salford City Council along with an extensive range of external clients with high quality design and management of electrical projects and surveys. Your role will also see you be responsible for the management and inspection of electrical testing, repair and service contracts, e.g. fire alarms and emergency lighting, You will also be accountable for:

 Provision of an efficient and effective repair and maintenance service on Client premises or other premises as the need arises, with minimal requirement for supervision by senior staff.

 Undertake electrical condition and Asset Management Plan surveys of Client building stock.

 To be responsible for individual projects or areas of minor repair work on Client premises or to particular Clients / Departments.

 The preparation of budget estimates and monitoring of budgets.

 To carry out site surveys, site visits and liaise with building occupants or clients to determine the need for and priority of repair or other work.

 To issue orders to contractors and supervise work on site. To check and certify accounts for works carried out, including interim and final accounts.

 To assist the electrical design process from inception to completion in accordance with Quality Assurance procedures.

 The production of precise electrical specifications for individual projects.

 Production of illustrative electrical schematic and other drawings using AutoCAD package.

 Pre and post contract control & inspection of electrical contracts under the JCT / NEC forms of contract.

 To liase with other disciplines as part of a project team when appropriate.

 Monitor expenditure relevant to budgets for general repair work or individual tenders.

 To provide information to senior staff relevant to future programmes of work or individual requirements for major repair or renewal, etc.

 To maintain electronic records or files as required to achieve the objectives of the post, including records of electrical safety testing, service records (statutory compliance) etc .

 To maintain and add to, as required, the office libraries of technical information and specification documents for inclusion in contracts.

 Prepare reports on maintenance issues as required and directed.

 Assist in the preparation of ‘bids’ for funding or future work.

 The post holder will take all reasonable steps to keep up to date with current professional best practice.

 To undertake such additional duties as are reasonably commensurate with the level of the post.

 The post holder will carry out their duties with full regard to the Salford City Council’s Equal Opportunities, Health & Safety and Community Strategy policies.

 To contribute and demonstrate a commitment to the City Councils Crime and Disorder Reduction strategy.

Your experience will include:
*

HNC or NVQ Level 3/4 or equivalent in Electrical Services e.g. City & Guilds 2391/2395 2400/2396

*

Knowledge via training and experience of commercial electrical installations including aspects of safety and compliance with current regulations and standards e.g. Health & Safety, CDM, Building Regulations, 17th Edition IET Wiring Regulations

*

Experience of supervisory or surveying / professional work involving commercial electrical installations.

*

The ability to manage a project from inception to completion including supervising contractors and compiling contract documentation.

*

Experience and knowledge of fire safety systems, control systems, security systems etc.

*

Good communication skills - verbal and written

*

An ability to meet deadlines/ cope with a variety of work/ routine output

*

An active and participatory team member, able to show initiative and work as an individual with good customer relationship skills.

*

IT Literate - good IT skills with ability to use Microsoft Office proficiently (e.g. Word, Excel or similar). Also proficient in the use of AutoCAD Lt and other professional computer software.

*

Driving licence and availability of a car for work use.
