Excellent opportunity a Development Surveyor (MRICS) to play a lead role in managing Urban Vision’s Capital Receipts Programme

The Company

Urban Vision is a Joint Venture Partnership between Capita, Salford City Council and Galliford Try. We are based in Swinton, within the Salford district of Greater Manchester employing approximately 330 staff in a wide range of integrated professional support services solutions. Capabilities include a full range of property surveying and management disciplines, full design and cost control services, extensive highways and civil engineering design capability plus Town Planning, Development Control and Policy Services.

Urban Vision forms a subsidiary of Capita Limited which is one of the largest and fastest growing consultancies in the UK Property and Infrastructure markets with approximately 4000 staff in 50 plus United Kingdom locations with a turnover in excess of £200m. Based in Swinton, Salford, our key Client is Salford City Council although we have expanded our client base to a number of other Clients and Commissions both within the North West and nationally. The turnover for the current year is forecast to be in the region of £30m across the six individual Business Units (Profit Centres).

The Role

Reporting to the Principal Surveyor, the role will be to undertake the valuation, negotiation and acquisition and disposal of all types of land and property as required including those by Compulsory Purchase Order either as part of a wider and more comprehensive regeneration scheme or for individual sites.

In addition and to assist with the City Council’s regeneration and growth agenda and to respond to the growing need to provide more housing of all types and tenure, the postholder will assist in the identification, bringing forward and control of development projects throughout Salford.

Key Responsibilities

*

Undertaking valuations, negotiations and the acquisition or disposal of all types of land and property on behalf of the City Council and other clients as required.

*

To liaise with officers of the City Council and legal representatives and providing advice and information in the making of Compulsory Purchase Orders to support development.

*

Negotiating all statutory compensation payments under the Compensation Code.

*

Manage and assist with the Capital Receipt Programme on behalf of the City Council and other clients as necessary.

*

The provision of information and advice in preparation for, and the presentation of evidence at, Public Inquiries and Tribunals.

*

The identification of development opportunities within Salford to bring investment and employment into the city by encouraging development by the private sector.

*

The carrying out of feasibility studies and viability appraisals on development projects.

*

Assisting in the control, management and supervision of development projects.

*

Liaison with appropriate officers of the City Council and private sector partners to ensure a co-ordinated approach is adopted towards development in Salford.

*

Representing Property Services at meetings as required including project team meetings, Member briefings, client meetings and others as required.

About you:

*

Experience in the valuation, negotiation, acquisition or disposal of all types of land and property

*

Good verbal and written communication skills

*

A background in commercial property

*

Enthusiasm and drive to deliver in a client focussed environment

*

Valid driving licence and the availability of a car

*

A Member of the Royal Institution of Chartered Surveyors (MRICS)

*

Computer literacy
