Opportunity

To support Esh Construction Limited, growing opportunities within our Land Led Development sector covering both the North East & Yorkshire regions. This role is required to support the current team in progressing Land Led Development within our Care, Later Living & Affordable Homes Sector through to a successful planning decision.

Overall Objectives

• Obtaining a successful planning consent.

• Maintain excellent communication with vendor/agent and liaison with all stakeholder parties.

• Provide Professional approach.

• Ability to Manage Multiple Progressing Sites.

• Supporting Esh Construction Head of Land in concluding deals.

Key Accountabilities

• Produce and agree a pre-construction programme and deliverables needed to planning submission.

• Engage with Design team and appoint professional team.

• Liase with Legal teams agree HOT’S and Contracts.

• Prepare appropriate briefs for architects, civil and structural.

• Market research, local planning policy summary.

• Negotiate S106 requirements.

• Chair weekly progressing Land deals, update, and coordinate progress.

• Provide and maintain a pre-development programme.

• Instruct and coordinate solicitors during land acquisition.

• Successfully negotiate terms for land acquisition.

• Build and maintain relationships with internal staff to enable the sharing of information to ensure land purchase exercise information is provided accurately and on time.

• Prepare and obtain the necessary approvals to execute documentation.

• Support Land team in reviewing speculative opportunities.

General Responsibilities

Experience & Qualifications

• Degree Qualification.

• Excellent verbal and written communication skills.

• Strong Negotiation Skills.

• Familiarity with IT systems. Previous successful experience in land acquisition process in housebuilding industry.

• Knowledge of planning policy and process.

• Commitment to a progressive career.

• Minimum 10 years’ experience in the Development role within housebuilding industry essential.

Personal Skills

• Demonstrates financial awareness.

• Remains focused when faced with competing demands.

• Keeps people informed of progress on key tasks.

• Adapts communication style to suit people at all levels.
