The Company

Urban Vision is a Joint Venture Partnership between Capita, Salford City Council and Galliford Try. We are based in Swinton, within the Salford district of Greater Manchester employing approximately 350 staff in a wide range of integrated professional support services solutions. Capabilities include a full range of property surveying and management disciplines, full design and cost control services, extensive highways and civil engineering design capability plus Town Planning, Development Control and Policy Services.

Based in Swinton, Salford, our key Client is Salford City Council although we have expanded our client base to a number of other Clients and Commissions both within the North West and nationally. The turnover for the current year is forecast to be in the region of £35m across the eight individual Business Units (Profit Centres).

Regions Division

Since 2001 Capita - Property and Infrastructure’s strategic partnerships have been transforming and improving the delivery of Local Authority services across the UK.

We are currently involved in eight such partnerships, many of them offering a full range of multidisciplinary and technical professional services to the partnering councils as well as the broader private sector market and even other Local Authorities.

The Role

Building Custodians are required to work under the direction of the Assistant Facilities Managers and Facilities Officers to provide custodian and handyman services and to ensure the safe and efficient operation of any Council or school buildings in which the postholder is required to work.

Key Responsibilities

As a Building Custodian the main duties will be:

*

Preparation and setting of meeting/ teaching / training / conference rooms and other specified areas.

*

Movement and setting of furniture and other assets within and between buildings.

*

Undertaking cleaning duties as required on an ad hoc basis

*

To prepare, supervise and contribute to the cleaning programme in schools

*

Assisting and directing visitors.

*

Assist in providing security cover.

*

Unlocking and locking of buildings as required. Ensuring all building alarm systems are in full working order.

*

Out of hours attendance as required at some week-end and evening functions and meetings.

*

General portering duties to include delivery of parcels, delivery of print items, moving of furniture and repair/handyperson and internal decoration work.

*

To accept deliveries checking and recording all relevant information.

*

Collection of waste, confidential waste and shredded paper.

*

Replacement of faulty lamps and fluorescent tubes as required.

*

Locking and closing of windows, switching off lights and checking emergency lighting.

*

Liaising with contractors ensuring a record is logged of their attendance.

*

To assist with the operation of car parks as requested.

*

To be responsible for the appropriate checks, routine maintenance (e.g. fuel, oil, water, tyre pressure, cleanliness) and completion of documentation of vehicles in an individual’s control from time to time.

*

To provide support to other Accommodation and Facilities Management staff on request.

*

To identify and report to the Facilities Officers or Assistant Facilities Managers any potential customer issues that need resolution, particularly those relating to Health and Safety matters.

*

Understand all relevant performance indicators and use performance information to continually improve services and to provide information, identifying opportunities for continuous improvement and increased effectiveness of services provided.

*

To undertake such additional duties as are reasonably commensurate with the level of the post.

Essential Criteria

*

Interpersonal skills, demonstrating effective customer care

*

Experience of working in a facilities management environment or similar where the exercise of co-ordinated physical skills are required in an indoor and outdoor setting

*

Knowledge of the operation of building security systems

*

Written, ICT and numerical skills sufficient to record relevant information

*

Knowledge of key health and safety requirements relating to the position

Desirable Requirements

*

Skills in minor repairs and decoration

*

Conflict management skills
